House KL

PR1MA was established in 2011 to address the imbalance within the national housing landscape, which saw the rise in home prices that are not in tandem with the monthly income increase of the people. A study conducted by the Government in urban areas found that there is a shortage of affordable homes for the middle-income group and to remedy this situation PR1MA was formed, as a strategic intervention to ensure Malaysian middle income earners are not deprived from the opportunity of owning their own homes.

Housing and affordability are among the top issues faced by both developed and developing countries around the world including Malaysia. Research shows that in the1950s and 60s most of our population are located in rural areas. However, after independence, the country has seen a significant migration trend – from rural to urban areas. In 2010, the situation has reversed, where 72% of the population are now in urban areas against 28% living rural areas. United Nations data estimates that by 2050, about 87% of Malaysians, or 37 million, will live in urban areas.

With rapid urbanisation, the need to provide adequate and quality affordable housing has become urgently pressing to cater for the urban inhabitants.

Factors affecting affordability span across a breath of issues from demand (finance & household income, demographic factors, urban migration & mobility) as well as supply sides (design, procurement system, property prices and location). This project intends to explore solutions for affordable housing through design. By means of design, the areas of creative exploration covers:
a) Innovative and affordable technological solution through industrialised housing technology
b) Innovative community space and facilities to support family lifecycle and support
c) Design Efficiency – Spatial Planning
d) Compact and Flexible Design
e) Grow Homes
f) Building System & Efficiency – Passive Environmental Design
